In the absence of good headroom in the roof, a clever alternative is to build on a side driveway, the extension is suspended on stilts, or small brick piers, access to the rear of the building is still available underneath. The extension on stilts can be the full depth, and easily incorporate bedroom and en-suite. Planning permission is required, but seldom refused.
