With an expanding family we decided to move forward with a loft conversion to convert our loft into two single rooms and a small shower room. We contacted Loftcon and Dennis came round and gave us some great ideas as to how to configure the conversion and with a lot of information upfront about the process. He provided us with architectural drawings through the design side of the company, DG Design Associates, and submitted it to planning for us. Getting planning permission in a conservation area wasn’t easy but he was really committed and determined and managed to get it accepted. We decided to go with the Pay As You Go option and Karl and Arran were the joiners who worked on our conversion and they were fantastic to work with and involved us fully on each step of the process and also gave us some invaluable suggestions to maximise the space and storage we could get out of the floor space. Karl and Arran were friendly, professional and really hardworking and became part of the family for the weeks they were with us. There’s surprisingly little information available online about the cost of converting an integrated garage into habitable living space or the extent of the work involved, and what there is conflicting. Most of the builders I made enquiries of, even those who had garage conversions listed as a service on their websites, were vague on both and slow to respond to calls and messages. Loft conversion specialist, however, were a different matter entirely. loft conversions are obviously their bread and butter – they are experts in converting garages. All I had to do was make an enquiry through their website and within a couple of hours I had an appointment booked for someone to visit the property, and by the end of that visit I felt that I had a good understanding of the work involved and even a ballpark figure – a figure that LCS actually beat by a decent margin when all was said and done. The beauty of LCSs approach is that they project-manage everything for you – they order materials, arrange deliveries and even liaise with electrical and plumbing contractors – but you pay the suppliers and contractors yourself at the end of each week, and save a significant amount of money as a result. Making these payments isn’t even particularly laborious as Sophie, their efficient administrator, is prompt to provide any assistance you might need. If you use online banking, it’s a ten-minute job each week at most. Whilst garage conversions are usually permitted developments, they do require Building Regulations approval, but LCS even deal with this for you, and I’m sure that if you live in a conservation area or somewhere else where planning constraints apply they would also handle the planning aspects. All I needed to do was make a payment to the approved inspector before work began and be around for an inspection once work had been completed. I had the final certificate in my inbox a day or so later. The work was carried out by a gang headed by Kevin. Kev’s gang did a fantastic job, completing the work slightly quicker than expected and under budget but without compromising the finish. In addition to converting the garage, they also attended to some quite complex internal alterations and throughout Kev was extremely helpful and full of ideas when it came to the practicalities of executing our plans. He and his team were also very kind and patient with little kids and small animals running up and down stairs half the time they were working, which to me is really important – especially when you’re having work done over several weeks. I think it speaks volumes about LCS that, when I was putting up curtain poles a couple of weeks after the works had been completed, Kev responded a text from me asking him where pipes and cables were within minutes of me sending it. Aftercare like that is rare these days, especially once a job has been completed and everything paid for. By the time that Kev and his gang were done, all of our internal alterations had been carried out better than planned and we were left with a fully-plastered living space complete with curtains and a radiator. All I had to do was paint and grit my teeth as my wife ordered all the furniture. Overall, I was so impressed that now I can’t stop looking up at our unused loft space…

When Dennis first came to look at our bungalow we were unsure if there was room in the loft for a conversion. Dennis managed to utilise the space to an extent we hadn’t imagined, fitting in 2 double bedrooms and a bathroom, all with good feeling of space. Although the work took longer than we’d originally expected, the end result is excellent, and finished to a very high standard. Throughout Dennis has been helpful and on hand. I was very fortunate, having got a number of quotes from other recommended outfits, to speak to a friend who had recently had his loft done by Loft Conversions of Beverley. He insisted that I went with Dennis and used the crew he had, Andy and Graham. My friend was someone I’d known for years and I knew would have my best interests at heart telling me I ‘must’ go with Dennis. We decided the village life was for us and our two children however finding the right house proved difficult. We could not seem to find anything that ticked all the boxes. That was until a two bedroomed bungalow came up for sale in Cherry Burton, perfect area, on a corner plot with plenty of garden for the kids to play. The house in itself was too small for the four of us. We wondered whether it would be possible to extend upwards and have a loft conversion done. Friends of ours had recently had a loft conversion done by Loft conversion specialists and were really pleased so I made contact with Dennis. We had not even bought the house, but when we enquired with Dennis as to whether a loft conversion would work, he kindly took his time to look into it and when he confirmed we could have a roof lift with double dormer windows we went ahead and bought the bungalow with the intention of extending. It was the best decision we made. We asked Dennis back to take a proper look and he gave us some great ideas and told us everything upfront regarding the whole process, giving us lots of different options to suit our budget. He produced architectural drawings and gave us the options of the pay as you go option. This was a fabulous way of paying. You know exactly what you are spending your money on and no big lump sums to pay. Sophie in the office was very organised and ensured that every Friday we were made aware of what payments we needed to make and invoices were sent out to us by the end of the week. The whole process was amazing. Luke and Mark were amazing, they worked fulltime on the job and rest of the team came to assist with the larger parts of the job like the roof lift. We were surprised how little disruption it made to us living in the bungalow whilst the work was on going. Our original bathroom was situated were the stairs was going to be so Dennis arranged for the bathroom to be fitted in the loft before the original was pulled out and replaced by the stairs. This was all done in a day so that we were not without a bathroom. The plumber, electrician and plasterer were all provided by Loft Con and their work was brilliant. The organisation was excellent, ensuring that those contractors came and did their bit at the appropriate times ensuring there was no waiting around for the plumbing or electrics. We honestly cannot fault the job as a whole. He team were brilliant. They were always hardworking, professional and friendly. I would most definitely recommend loft con to anyone. We now have the house we dreamed of and at a fraction of the cost it would have been if we bought a four bedroomed property. Late one Sunday evening having finally decided to look into a roof conversion a little more seriously I sent off a contact us request to Loft Con via the website requesting the free survey. I was very impressed 5 minutes later when I received an e mail response from Dennis. This high level of service was maintained throughout our dealings with initially Dennis and then also the rest of the Loft Con team. We finally opted for the “Pay as you go” option (why wouldn’t you?) and took the plunge. Dennis, the proprietor, with his many years of experience in this area, was able to provide sound advice. His idea to alter the roof from a hip style to a gable end was a revelation in terms of the loft space that could be created, and it was all done within permitted development. Dennis is also able to provide services for your architectural drawings, submission to the local council, and steel calculations. We also used a private Building Inspector who was very helpful. From the options available, we chose “pay as you go”. Simply, Dennis will provide you with a target cost for the work involved (as a detailed breakdown so you can see what you are paying for), and then throughout the build, you will be sent invoices for materials/services for you to pay directly – this will be either by bank transfer or over the phone. We were a little daunted by this, but we didn’t need to be; Sophie, the financial administrator, will forward all invoices to you by email. We just made sure we checked our emails regularly so that we could stay on top of things and pay invoices promptly. Friday was the busiest day for invoices. At the end of the build, what you have paid out should be the target cost. Clearly though, if you decide to change things as the build progresses (for example we chose to have bigger velux windows, and an additional bathroom window), then obviously you will exceed the target cost. You do need to be careful in this aspect, and not get carried away!! The tradesmen who arrived on site were all great, and the work they produced was excellent. Dennis is keen for feedback about the tradesmen he uses. Without doubt, Jordan and Arran who were the joiners on our build from start to finish, are fantastic. Hardworking and respectful of our home, they have managed to create a space that we are absolutely delighted with. The estimated time for the conversion was six weeks, although this ended up being just short of 8 weeks. The initial start date was also delayed by a couple of weeks, but this was unavoidable due to a period of poor weather which caused the project before ours to fall behind schedule. There are many companies who offer their services to convert your loft, and it is daunting when you are trying to decide who you choose to work on your home. We would have absolutely no hesitations in recommending Loftcon, who have provided us with a quality loft conversion resulting in a large master ensuite bedroom, with walk in wardrobe.

We bought our own home recently and were keen to add a 4th bedroom by converting the Loft. We spoke to a few builders but struggled to get definite quotes or any quotes we did get, were way out of our budget. Dennis from Loft conversion specialists responded very quickly to our initial enquiry and straight away we were put at ease about pretty much every aspect of the conversion. Unfortunately our initial drawings had to be changed due to planning permission for a front dormer being refused. In fact our drawings changed a number of times! None of this was a problem though, they were happy to keep drawing until we were happy with the plans. We chose the PAYG option which is really good if you like to see where every penny is going. We had a really great team in to do the work, the labourers, plasterer, electrician, joiners, all excellent at what they do. Arran was our lead joiner on site and he was brilliant, just a really nice approachable guy, very professional and skilled. Only issue we had was at the end, the plumber being very busy when it came to do our 2nd Fix (install the bathroom suite etc) because we wanted to get things finished, we simply found a different local plumber that was happy to complete the work, sorted. We are so pleased with the end result, it’s just perfect. We came practically bang on the estimated price too which is pretty impressive. I think it took about 5 weeks or something too, pretty quick. We know the job was a tough one for Arran and the team at times, especially without the aid of scaffolding and the unexpected chimney in the wrong place, oh and the fact you thought the house would be empty ‍♀️ so thank you for your hard work. We searched the internet for a local loft conversion specialist after being let down by another contractor. We contacted their office and Dennis came 2 days later and talked us through our options. We decided to go with the pay as you go option. By going for the pay as you go option you are in control of the finances, as you pay for the materials and wages of the workmen. Sophie in the office was really helpful and each week you receive a statement of the payments made and remaining amounts left to be made. My loft conversion was a roof lift but still completed in 8 weeks. We now have 2 extra superb bedrooms and a shower room. All the workmen were courteous and polite and were a pleasure to have around. We decided to have our loft conversion done in May 2013 and had a number of different companies come and provide quotes and idea’s on what we could do with the space. When Dennis came round and discusses the idea of fitting two rooms and an en-suite into our loft and then provided a quote using the “Pay as you go” method that was £10,000 cheaper than any of the others, we were astonished and gave the go-ahead to start the work.Our initial reservations about how much effort the “Pay as you go” option would be were not correct, this option gave us total control over the materials, fixtures and fittings being used and meant we had an oversight of the whole project and the costs involved. Due to the flexibility of the Loft Con team, we even made changes to the design throughout the project and added in extra features that we had not originally planned. The project was completed on time, under budget even with the changes and with very little disturbance. Nothing was too much trouble for the team, so long as you keep them supplied with tea and biscuits!!!! Dennis even helped us by recommended a painter to come and do the decorating once all the building work was completed. I contacted Loft Conversion Specialists in December 2012 for a quote to build a bedroom in my loft. It was not as straightforward a job as i thought, but Dennis explained the Build options and as i have friends in the trade and pretty handy myself, i went for the DIY. Dens guys helped me with steel and i decided to get them to build the Dormer, was done in a day and was well worth the extra cost. My target cost was £6,750, and i finished bang on! Den was always available to answer questions and i felt i was in charge but never on my own. I would never have been able to afford this without LCS, previous quotes were almost 3 times this amount and i would not hesitate recommending LCS to anyone.

In November 2016 we decided we would like a Dormer extension to our bungalow. We remembered an extension which had been completed recently in our village and had been done by LOFTCON. After contacting Dennis we discussed what we wanted and he listened, drew up our plans, submitted them and had them passed-much to our delight. In September 2017 the build began and although it nudged into 6 weeks, the tradesmen were very polite, causing minimum disruption as they progressed and it was evident they “knew what they were doing” We also made adjustments as the work progressed- adding spotlights to the hall area: an en-suite in one bedroom and maximising the space above the hallway. All of which they took in their stride! Sophie in the office was great at keeping me up to date with “pay as you go option” making sure i paid everyone on time. We would like to thank everyone at Loftcon for work they carried out at our house in Bridlington. We have just got to the end of a very extensive house renovation project. They took on a difficult conversion to turn a large loftspace into 2 double bedrooms and full sized bathroom. The finished work is of the highest standard. The Joinery, Plastering, Electrical and Plumbing work is of a quality that cannot be faulted. Dennis`s design skills made the best use of the available space which made sure the loft bedrooms flowed into the existing part of the house with a natural flow. They matched up the new woodwork, staircase, spindles, handrail etc, to the existing. They changed all the internal doors, took down walls to create a new landing area, built new storage cupboards and widened doorways.
